Local knowledge

Working in Romford

The defining Romford house is the 1930s bay-fronted semi, repeated across Collier Row, Rush Green and the roads off Eastern Avenue, usually with a through-lounge and fitted carpet from the front door to the back bedroom. Nearer the town centre there are Victorian and Edwardian terraces, and Gidea Park holds the genuinely unusual stock: the Arts and Crafts exhibition houses built for the 1911 and 1934 competitions. Harold Hill adds large post-war council estates, and since the Elizabeth line opened the town centre has filled with new apartment towers.

Two practical things shape the week. Romford Market trades Wednesday, Friday and Saturday and puts 150 stalls into Market Place, which snarls the ring road and the town-centre loading bays on exactly those three days. And the water here is very hard, so a big share of our callouts in the older semis are shower screens, taps and kettle scale rather than dirt as such.

Clean living room in a Romford home

A carpet job as much as a surface job

The 1930s semis are wall-to-wall carpeted including hall, stairs and landing, so the standard Romford deep clean is priced and planned around the extraction, not just the wipe-down.

Fixed prices, not teaser rates

A one-bedroom end of tenancy is £207, the standard price, agreed before we start. Every rate is published below, down to the penny.

Questions

Common questions in Romford

Is the end of tenancy price really fixed?

Yes: fixed by property size and agreed before we start. A studio is £156, a one-bed £207, up to £425 for four bedrooms. Carpets and ovens are priced separately because not everyone needs them.

My whole house is carpeted. How does that price up?

By the room and the flight. The 1930s semis here are wall-to-wall carpeted including hall, stairs and landing, so the standard Romford deep clean is a carpet job as much as a surface job: bedrooms £36, living room £43, a through lounge £61, stairs £41 a flight. We count it with you up front.

Can you come on a market day?

Yes, with an earlier start. Romford Market trades Wednesday, Friday and Saturday and puts 150 stalls into Market Place, which snarls the ring road and the town-centre loading bays on exactly those days. We plan the run around it rather than sitting in it.

Why is limescale such a battle here?

The water is very hard. A big share of our callouts in the older semis are shower screens, taps and kettle scale rather than dirt as such, so we budget proper descaler dwell time into every deep clean instead of a quick wipe.

Do you charge extra for evenings or weekends?

No. We work seven days, 8am to 8pm, at the same rates. We bring our own machines and materials, so there's nothing for you to supply either.

Priced before we start. Every time.
